RBA economist warns Australians face ongoing mortgage strain as housing supply issues and rate hikes continue to impact affordability

Many Australians, who believed they followed the proper steps toward home ownership, now face uncertainty as they struggle with increasing mortgage repayments.
The Reserve Bank of Australia’s (RBA) assistant governor, Dr Sarah Hunter, recently defended the rate rises while the government’s tax changes impact the housing market.
Current situation
Hunter explained that reducing inflation is a priority, despite the hardships faced by mortgage holders.
Interest rates are viewed as the most effective tool for managing inflation, even as the strategy causes financial pain for many families.
She acknowledged that balancing the needs of mortgage holders and renters is complex, particularly for those on lower incomes.
While inflation has decreased over recent years, it remains a concern as various factors contribute to its persistence.
Vanessa Merryweather, a mortgage holder, shared her struggles stemming from the pandemic and personal health issues, contemplating selling her home due to potential further rate increases.
The RBA’s approach relies on reduced household spending, yet recent figures indicate that spending has already stalled.
Government spending contributes to the demand that the RBA aims to curtail, although Hunter stated their role is not to dictate fiscal policy.
Hunter reiterated that the board seeks to rebalance supply and demand to stabilise inflation.
A critical issue highlighted is Australia’s insufficient housing supply, as the population grows.
Brad Duggan, CEO of Metricon, cited red tape as an obstacle to meeting housing targets.
He noted that government fees drive up housing costs, further complicating the market.
Changes to negative gearing and capital gains tax add to uncertainty, affecting buyer and seller confidence.
Hunter indicated that challenges might continue before improvements in inflation occur, reaffirming that interest rates are an effective remedy.
The hope remains that, over time, inflation issues will be resolved and concerns about the cost of living will diminish.
