Australian investor sentiment report highlights property market challenges

Right Property Group’s Victor and Reshmi Kumar have highlighted a growing divide between Australian property investors’ confidence and their ability to act, with borrowing capacity emerging as the biggest challenge facing the market.

Speaking on Buying Power, the property strategists discussed findings from the inaugural Australian Investor Sentiment Report, which surveyed 100 experienced property investors about the current investment climate.

Despite higher interest rates and tighter borrowing capacity, 44% of investors remain optimistic about property over the next 12 months, while 40% plan to make a purchase during the same period.

However, sentiment remains cautious, with 54% expecting property prices to decline.

The findings suggest investors are becoming more measured after a period of strong market exuberance, rather than losing confidence in property as a long-term investment.

Serviceability has emerged as a key concern, with elevated interest rates putting pressure on cash flow.

Changes to negative gearing rules are also adding to concerns for investors assessing the affordability and returns of investment properties.

Economic uncertainty is prompting many to adopt a wait-and-see approach, as concerns about making the wrong investment decision weigh on activity.

The report argues that property should be viewed as a long-term strategy, with markets typically moving through cycles and recovering over time.

Commercial property is also gaining traction, with the proportion of investors exploring the sector rising from 23% to 33%.

Tax benefits and greater access to information are helping drive the shift as investors look beyond traditional residential property for new opportunities.
